Live-in Care in Downham
Yes, we arrange live-in care on the Downham estate, in BR1 and SE6, for one person or for a couple. The carer lives in the house, so Downham being the furthest part of Lewisham from our office makes no difference to the care. First Jackie, our registered manager, comes to the house for a free assessment, and the care plan is put in writing.
Why live-in care suits the far end of the borough
From Lewisham High Street, Downham is about 30 to 35 minutes by public transport. That makes visiting calls harder to staff, above all early and late in the day. With a live-in carer nobody travels for each call: help is in the house at waking, at lunch, in the evening and if there is a fall in the afternoon. If short calls are enough, visiting care in Downham is still possible, subject to carer availability.
A spare room in a cottage estate house
The first families moved into the London County Council's Downham cottage estate in 1925, a centenary the council marked in 2025. Front and back gardens, two storeys and, in many houses, a second or third bedroom are the norm. So the carer usually gets a room upstairs without anyone giving up theirs.
The layout matters more for live-in care than the size. If the person moves down to sleep on the ground floor, the carer is then a floor away, so we agree at the assessment how they will hear a call. And because the carer shares the house's one small upstairs bathroom with the person and any partner, we plan the morning routine around it before the first changeover.
In the estate's low-rise flats, a one-bedroom home rules out live-in care; we would discuss visiting care or a mix.
How does a live-in carer get to Downham on changeover day?
Downham has no station of its own, so we plan carer changeovers around the nearest ones:
- Beckenham Hill (Thameslink) is on the western edge. National Rail classes it as partly step-free, the better option with luggage.
- Grove Park (Southeastern) is at the eastern end. Buses 136, 181 and 284 all run between Grove Park station and the estate.
- Bellingham (Thameslink) is a little further north and has no step-free access to the platforms, so it is a poor choice for heavy luggage.
Parking is the easy part. Most of the estate is outside Lewisham's controlled parking zones, so a carer who drives can usually leave the car outside for the whole placement without a permit. The exception is the Grove Park zone, which is controlled on weekdays from 9am to 5.30pm, so check whether your street is in it.
The Woodland Walk, the library and two parks
During the carer's daily time off, a relative or a trusted neighbour keeps the person company, or we arrange a relief visit if a carer is free. For the carer, Downham offers:
- Downham Woodland Walk is a strip of ancient woodland with a tarmac path all the way from Bromley Road to Moorside Road and plenty of benches. Because the path is paved, the carer can also take the person along it in a wheelchair.
- Downham Library at 7-9 Moorside Road is open Monday to Saturday and is a quiet, warm place to sit.
- Forster Memorial Park, off Whitefoot Lane, has open grassland ringed by ancient woodland, and a café.
- Beckenham Place Park, near Beckenham Hill station, is the largest green space in the borough.
For a couple, the carer can take one partner along the Woodland Walk while the other rests at home.
From Lewisham Hospital to Downham Way
For Lewisham residents the local acute hospital is University Hospital Lewisham, and the 136 bus runs from the hospital along Downham Way to Grove Park, which makes ward visits easier for family. Going home is harder: at this end of the borough, a discharge that relies on visiting calls can leave long gaps, which a live-in carer closes. Raise live-in care with the ward early, and read our hospital discharge support page.
Can the council help pay for live-in care in Downham?
It may, after a needs assessment and then a financial assessment, carried out by whichever council sends the council tax bill; for most of the estate that is Lewisham, BR1 postcode or not. You can request a needs assessment through the gov.uk route for Lewisham. Wherever you live, NHS Continuing Healthcare can fund the whole package when needs are mainly health needs, and if you pay privately we quote in writing after the free assessment. Direct payments and the treatment of the house are covered on our Lewisham live-in care page; a carer's typical day is on the live-in care overview.

Downham live-in care FAQs
Questions families ask us about Downham. If yours is not here, ask us directly.
Ask a questionDo we need to buy parking permits for a live-in carer in Downham?
Usually not. Most of the estate is outside the controlled zones, so the carer's car can stay outside the house. Only streets inside the Grove Park zone have weekday restrictions.
Our house has three bedrooms but the bathroom is upstairs. Can live-in care still work?
Yes. The carer can help with the stairs while that is still safe, and an occupational therapist can advise on a stairlift, bathing equipment or a downstairs wet room. The spare bedroom is what matters most, and you have one.
Dad is in Lewisham Hospital and the visiting calls offered for after discharge leave long gaps. What can we do?
Tell the ward you want live-in care considered and ring us while the date is being set. We will look at the house and say honestly when a carer could start. Live-in care can also follow on once any council enablement ends.
Mum likes to get out. Can the carer take her along the Woodland Walk in a wheelchair?
Yes. The path is tarmac from Bromley Road to Moorside Road and has benches along it, so it works well for a wheelchair. The library at the Moorside Road end is a good place to stop.
How does a new carer find the house at changeover?
We send them the route from Beckenham Hill or Grove Park station, plus the bus that stops nearest to you, and wherever we can we introduce the new carer before the handover, so they do not arrive as a stranger.
