Live-in Care in Colindale, NW9
Live-in care for people in Colindale's new apartment blocks, the remaining Grahame Park homes and the older houses towards Burnt Oak, where one-level living often suits a carer living in.
Yes, we can provide live-in care in Colindale, as long as the home has a bedroom the carer can use as their own. The carer moves in and supports the person day to day, so the distance from our Lewisham office does not affect the care. We start with a free assessment at home, including a look at the building, and agree a written care plan before the carer arrives.
Will a live-in carer fit in a Colindale flat?
It comes down to bedrooms. The new blocks around Colindale station and along Aerodrome Road are largely one- and two-bedroom flats, and many are too small for a carer.
- Two bedrooms, second room free: a good fit. Everything is on one floor, the bathroom is a few steps from the bed, and a wheelchair or hoist can move around without stairs.
- Two bedrooms, second room used as a study or by family: the room has to be cleared for the carer, with a bed, storage and a door that closes.
- One bedroom: live-in care cannot work there. Talk to us about visiting care in Colindale, which depends on carer availability, or about other options.
- Houses towards Burnt Oak: the interwar semis and terraces usually have a spare room, but the stairs and upstairs bathroom need planning.
If the home is rented from a housing association or the council, or is a shared ownership flat, read the tenancy or lease and tell the landlord that a carer will be living there.
Fire safety in a tall block: ask for a person-centred assessment
In most blocks the ordinary lifts are not meant to be used in a fire, so a person who cannot manage the stairs needs a plan of their own. Since 6 April 2026, the Fire Safety (Residential Evacuation Plans) (England) Regulations 2025 require the responsible person for a residential building at least 18 metres high or seven storeys, and for some buildings over 11 metres, to make reasonable efforts to identify residents who would need help to get out, and offer them a person-centred fire risk assessment and an evacuation plan.
When a live-in carer starts, ask the managing agent for that assessment if it has not been offered. We add the plan to the care plan.
Changeovers by Northern line, and the parking problem
Relief carers arrive on the Edgware branch of the Northern line: Colindale station for the new blocks, Burnt Oak for the northern end.
Parking is harder. Many new developments have restricted on-street parking and rely on private underground car parks, where a visitor space has to come from the managing agent, and some newer blocks may not be eligible for council permits at all. Plan changeovers around public transport, and check with the managing agent or Barnet Council before a carer drives.
Parks and the library for the carer's break
A live-in carer takes a break every day, and Colindale has more open space than its towers suggest. Montrose Playing Fields and Silkstream Park sit side by side along the Silk Stream, Colindale Park is close by, and Heybourne Park, with its pond, sits in the Grahame Park area. Colindale also has a council library for a quiet hour indoors.
The same places make good outings for the person, with the carer, once the route has been tried in a wheelchair or with a frame.
Discharge into a flat with a lift. A hospital bed, a hoist and a commode can usually be delivered by lift and set up on one level, which makes a Colindale flat a straightforward place to come home to. Colindale patients usually end up at either Barnet Hospital or the Royal Free in Hampstead, both run by the Royal Free London NHS Foundation Trust. Call us as soon as the ward talks about a date; see hospital discharge support.
A couple in a two-bedroom flat
Live-in care for a couple works in a Colindale flat when the two of them share one bedroom and the carer has the other. One carer can give personal care to one partner and run the kitchen for both. If the household keeps particular prayer times, a halal, kosher or vegetarian kitchen, or prefers a certain language, tell us at the assessment. It is recorded in the care plan, and we try to match a carer who suits the household, though we cannot promise a particular language.

Colindale live-in care: questions families ask
Questions families ask us about Colindale. If yours is not here, ask us directly.
Ask a questionMum rents her flat from a housing association. Does she need permission for a live-in carer?
Read her tenancy agreement and tell the housing association before the carer moves in. It avoids any misunderstanding with the landlord or concierge.
Dad lives on the eleventh floor and can't manage stairs. What happens in a fire?
Ask the building's managing agent for a person-centred fire risk assessment and an emergency evacuation plan, which tall residential buildings must now offer to residents who need help to get out. The carer should know that plan from their first day.
Can the live-in carer use our underground parking space?
If you have an allocated space and are not using it, yes, with the managing agent's agreement. With Colindale and Burnt Oak stations close by, a carer can usually manage without one.
Our block has fob entry and a concierge. How does a new carer get in on changeover day?
Tell the concierge or managing agent before care starts that a live-in carer will be living in the flat, and ask how they register a resident's carer and visitors. Give us the arrangements so each relief carer knows what to do on arrival, and keep a fob for the carer in the flat.
