Does a one-bedroom apartment rule out live-in care?
Yes, it does. A live-in carer needs a bedroom of their own to sleep and rest in, and a sofa or a study corner is not enough. That matters in Nine Elms, where the new apartments run from studios upwards. The picture is:
- Two-bedroom apartments suit live-in care well: one level, wide doorways, often a second bathroom, and a lift for a wheelchair or a delivered hospital bed.
- One-bedroom apartments and studios can't take a live-in carer. Visiting care in Nine Elms is the option to ask about, subject to carer availability at the times you need.
- Flats on the older council estates vary. We check the bedrooms, the lift and the bathroom at the assessment.
Building rules: concierge, fobs and lifts
Managed blocks have their own rules, and a live-in arrangement touches several of them. Before the first carer arrives, we go through these with you and, where needed, the building management:
- Registering the carer. Concierge desks often keep a list of people who live in or visit regularly. Each carer who joins the rotation should be added, so that a new face on changeover day isn't turned away.
- A fob for the carer. The carer lives there, so they need their own way in and out, including on their daily break.
- Booking the lift for equipment. Some buildings ask for deliveries of beds, hoists or commodes to be booked into a goods or service lift.
- Getting out in a fire. Ask the managing agent how they plan to evacuate a resident who can't use the stairs, and make sure the carer knows that plan from day one.
Changeovers on the Northern line
Carers take turns. A new carer arrives, the two carers do a handover, and the outgoing one goes home. In Nine Elms that is easy. The Northern line extension stations at Nine Elms and Battersea Power Station are both step-free, and in October 2025 Battersea Power Station gained a second step-free entrance on Electric Boulevard, with escalators and a lift, as Wandsworth Council reported. Vauxhall, with the Victoria line and South Western Railway, is just over the Lambeth boundary.
Parking is harder. New developments are often excluded from the controlled parking zone, which can mean no on-street permits for residents or their visitors. The council's parking controls search shows whether your address is excluded. Some nearby Battersea zones are controlled late and at weekends. The council's Battersea Park area zone, for example, runs from 9am to 8pm every day. We plan Nine Elms changeovers around public transport.
Where the carer takes their break
A live-in carer is entitled to a daily break away from caring. Nine Elms is well placed for one: the Thames path along the river, Battersea Park (which closes at dusk), the shops and cafés in and around the power station, and Battersea Park Library at 309 Battersea Park Road. Much of the riverside walk is flat, so the person can go too on a good day, with a wheelchair or a rollator. While the carer is off, a relative or a short sit-in can stay with the person if they need it. We agree this in the care plan.
If you moved here as a couple. A flat chosen for the river views can suddenly feel very high up when one partner becomes unwell and the other is doing everything. One live-in carer can look after both: full care for one, and meals, shopping and company for the other. The price depends on what both people need, and we set it out in writing.
Which hospital will they come home from?
Wandsworth's acute hospital is St George's in Tooting, but an emergency from Nine Elms may be taken across the river to St Thomas' in Lambeth instead. Whichever hospital it is, care needs after discharge are assessed by Wandsworth if that is where the person lives. An apartment with a lift and no internal stairs is one of the easier places to come home to, which can make an earlier discharge realistic if someone is there round the clock. Paying for live-in care in Nine Elms
We quote in writing after the free assessment. Public funding comes through Wandsworth Council's Access Team (020 8871 7707), which assesses needs and then means-tests, and a council budget can be paid as a direct payment towards live-in care. If someone's needs are primarily health needs, the NHS may fund care through NHS Continuing Healthcare. It can be, if it becomes a bedroom while the carer is there: a proper bed, space for clothes and some privacy. The desk can stay if there is room. We'll look at it with you at the assessment.
The concierge needs to know who comes in. How does that work when carers change?

Yes, if it is in his care plan and he is well enough. Much of the riverside path is flat, and the carer can plan the outing around his energy and the park's closing time.
