A Victorian estate that grew up around its station

Bush Hill Park was planned as one estate. In 1875 the North London Estates Company bought 373 acres of the old Bush Hill Park House estate, and the first houses went up between 1880 and 1886, alongside the station that opened in 1880. The company went bankrupt in 1887, so building slowed, and the estate was not finished until around 1914. Wellington Road, Queen Anne's Place and Dryden Road were among the first streets, and the historic core of the estate has been a conservation area since the 1980s. Main Avenue's United Reformed Church dates from 1910.

The railway splits the estate in two. West of the line there are larger semis and some detached houses. East of it the terraces are smaller. Almost everywhere the homes have two storeys, and the stairs are what decide how care works:

  • On the west side, there is usually room for a ground-floor bedroom or a live-in carer's room. Bathrooms tend to be upstairs, so a stairlift or a downstairs shower is often the conversation to have.
  • On the east side, halls and landings are narrower, which affects where a hoist, commode or hospital bed can go. We plan around the space you have.
  • Some of the bigger houses were replaced by flats after 1960. These are usually easier to care for someone in.

In a conservation area, external changes such as ramps can need extra thought, so ask the council's occupational therapist early if you think one will be needed.

Can a carer park in Bush Hill Park?

Bush Hill Park is one of Enfield's older controlled parking zones, so a carer who drives cannot simply leave the car in a residents' bay. Enfield issues carer permits for people driving to home care visits inside a CPZ. The application has to be backed by a medical practitioner, district nurse, health visitor or social worker who confirms the care is needed.

On public transport, Bush Hill Park station is on the Overground Weaver line, between Edmonton Green and Enfield Town, with trains running to Liverpool Street. The 192 bus runs between Tottenham Hale and Enfield Town, and the 377 runs between Ponders End and Oakwood. Both serve the area.
